  WBS Management buys existing Neighborhood, Community and Power
shopping centers, typical centers range in size from 50,000 – 300,000 square
feet. We prefer second Tier markets with a mix of smaller national retailers,
regional chain stores, and local tenants. WBS Management will consider for
acquisition properties that require upgrading and vacancies if other factors,
such as outstanding location are present.
  
  Our shopping centers are well located in the community they serve and have
good visibility, road frontage, ease of ingress and egress, and ample parking.
All properties are meticulously maintained and attractive in appearance.  Our  
properties have high occupancy rates and limited tenant turnover.


WAREHOUSE / INDUSTRIAL

  WBS Management buys existing warehouse structures ranging from 100,000-
1,000,000 square feet.  We prefer Multi-tenant bulk distribution with  a minimum
clear height of 18 feet.  Good truck access and ample loading docks are also
preferred.  Our warehouse properties are centrally located of major interstate
highways throughout the South Eastern United States.  

   The above mention criteria are only a guide for our acquisitions.  We always
are interested in properties  that provide added value by redevelopment, re-
tenanting and well seasond management.   We always act as principles and
